There is a lot of rehab work going on in Albany Park, bounded by Foster, Pulaski and Montrose avenues and the north branch of the Chicago River. Abandoned apartment buildings have been converted into upgraded condominiums with nice features such as central air and hardwood floors. Many of the single-family homes, located on quiet, tree-lined streets, are well maintained.
There are some new commercial buildings and a busy shopping area on Lawrence Avenue. Residents have helped strengthen the community through block clubs and community groups, many affiliated with the North River Commission.
Housing. Residential housing in Albany Park is divided into almost equal thirds among single-family homes, two- and three-flats, and multi-unit buildings. In 2006 the average price of a single-family home sold in Albany Park was $476,718. Townhouses and condominiums sold for an average price of $235,671 in 2006. Apartment rents in rehabbed buildings range from $650 to $945 for one-bedroom apartments; from $775 to $1600 for two-bedroom units.
Transportation. The CTA’s Kimball - Loop Brown Line transit "el" trains stop at Lawrence and Kimball, and at Kedzie and Francisco. The ride downtown takes 30 minutes. CTA buses run on Foster, Lawrence and Montrose. |
